According to Commercial Investment Real Estate magazine, Nick Nelson is a Career Chameleon (source: CIRE Nov/Dec 2017 issue). As markets evolve, Nick learns new skills to adapt and overcome challenges to provide the best possible service to clients. His journey into real estate started in the early 2000s on a jobsite, not a classroom, as an apprentice electrician that drove Nick to becoming his own general contractor. Leading into 2008, he had constructed over 2,000,000sf and successfully completed several entitlement projects. When capital markets shifted in the 2008 financial crisis and luxury home sales stopped, Nick completed all CCIM (Certified Commercial Investment Member) core courses and learned ARGUS financial software in record breaking time to serve the attorney of a developer client looking to purchase income producing properties in key markets across the US. By his 3rd year in the business, Nick’s investment sales team at KW Commercial reached within the top 10 teams in the US with over $40,000,000 in annual sales volume. Aligning risk with investment performance is the biggest challenge investors face and Nick is uniquely equipped with the expert knowledge, seasoned experience, and prolific network to help successfully guide clients to achieve investment objectives.
Nick believes in servant leadership and earned the President’s Cup award from the CCIM Institute for his service as the 2015 Central Texas CCIM Chapter President. Through involvement in the CCIM Institute, ICSC (International Council of Shopping Centers) conferences, and local associations like CTCAR (Central Texas Commercial Association of Realtors) Nick grew an extensive relationship network of commercial real estate practitioners across the US, Japan, and China. In order to fully leverage the network to serve clients, Nick became an expert in GIS (Geographic Information System) analytics and database management. He learned how to ask and answer questions through data and was a guest speaker at the 2018 ESRI User Conference in San Diego to unveil his creation- “Anomaly”. Shortly thereafter, Nick was appointed to the CCIM Technologies, Inc. Board of Directors and looks forward to board member collaboration with a passion to discover new CRE technology.
After years of team building in leadership roles, Nick is excited about focusing 100% of his time on transactions and serving clients under the CIP leadership. Family is the most important aspect to Nick. He is surrounded by a loving supportive family. He and his wife are raising a daughter that is a fierce ballerina and a son that has an amazing affinity for data science. Full transparency and clear communication are the ingredients to build trust, the foundation of all relationships. Nick is passionate about forging relationships to align opportunities and achieve goals.
